A large number of new and pre-owned properties are available for sale in a whole range of locations throughout throughout the Cape Coral area. In the current market conditions, houses are selling for less than half their asking prices when the market was at its hottest in 2004.
The value of a home is influenced largely by its proximity to the open waters of the bay of Pine Island Sound or adjacent to the Caloosahatchee river both of which in turn open out into the Gulf of Mexico. The closer to open saltwater the home is located, the more valuable the home becomes. Homes in closest proximity to open seawater are the most valuable because often they are on a deepwater canal enabling fixed-keel, sail boat access to the Gulf.

Further still inland, freshwater canals or lakeside situations provide house purchase opportunities at less cost than those on the saltwater canals.

Many other houses for sale at very low prices and are cheaper simply because they are not directly on water. Many already have enclosed pools and are very close to a boat ramp. These houses are some of the most affordable available.
The most popular homes are the ones that have been recently built and not yet lived in. New homes such as these are often for sale by a bank or directly by the builder.
However, there are many more recently built properties that have been occupied but in need of little or no redecoration. These sell for less than brand new properties of equivalent size.
All properties built in recent years have been constructed under strict building regulations that protect against damage in the event of strong winds or hurricanes.
There is also a considerable stock of older-style Florida homes that can be purchased at less than the newer homes. The price reflects the fact that restoration and refurbishment work will be required to modernise the property.
Many of the homes for sale already have swimming pools and/or hot-tubs already attached to them. Generally, the pool area is enclosed in a steel mesh and frame structure that prevents insects getting into the pool and patio area.
Most built on canals will already have a boat dock and some will be sold with electric boat lifts already installed and in working order. Some house sales actually include a boat in the asking price.
The location, age, size of plot, size of living space, number ofbedrooms/bathrooms/garages, pool, hot-tub, boat-dock and the proximity and extent of the local amenities all serve to influence the asking price.
In all cases asking prices are at an all-time low due to prevailing market conditions and represent outstanding value for money for foreign investors and buyers in particular.
